Premier Inn Tolworth achieves Outstanding BREEAM score

 

JJ Rhatigan’s construction of a new 137 bed Premier Inn completed at Tolworth has achieved an as-built Outstanding BREEAM score. JJ Rhatigan were appointed by Whitbread PLC in a D&C contract. Construction was completed in September 2017.

The development located at 12 Kingston Road is a new build on an existing brown field site built over 8 storeys at the front and 5 storeys at the rear with 60 basement car parking spaces and associated landscaping and access.
The development consisted of the demolition of the existing buildings and construction a new 137 bedroom hotel, including ancillary café, a “Thyme” bar and restaurant with 110 covers.
Quality and Environmental Manager at JJ Rhatigan, Brian King, said: “We are thrilled to have delivered the Tolworth Premier Inn project to BREEAM’s highest level of outstanding completing another successful hotel project for Whitbread PLC”.
JJ Rhatigan’s BREEAM objectives on the Tolworth project where managed and successfully delivered by Contracts Manager, Kevin Culhane. Kevin has a wealth of knowledge and a pragmatic approach to supply chain management, collaboration and programming that proved key to the success of the project and the achievement of the outstanding rating.
Kevin highlighted the management decisions, planning and elements of the construction that enabled the effectiveness of the Construction Delivery Team. This was paired with sustainable, responsible resourcing of the highest performing A+ materials that encompass the lowest embodied carbon options available to the construction market today.
Kevin said: “Steering better, sustainable design decisions and significant value engineering proposals were instrumental in overcoming some of the challenges the Tolworth project provided.  Stakeholder engagement, efficient communications and effective traffic management planning demonstrated JJ Rhatigan’s community approach to construction projects which bolstered our BREEAM score.”
The site is located in close vicinity to the future Cross-Rail 2 line and has been identified as a key area of change and development for the borough. Axiom Architects designed the building of high architectural merit with full height windows and copper panels with key architectural features comprising a deep brick reveal throughout the building.
The hotel was constructed using a concrete Podium Slab with a Metek Light Weight Steel structure above. The exterior envelope comprises a mixture of materials including a SMEED Dean Islington Yellow Rustica Brick façade with accompanying TECO Natural Copper Cladding Infill Panels and Aluminium Powder Coated Grey Windows.
Over the past 20 years, JJ Rhatigan & Company has developed and brought to market over £400m worth of new build and refurbishment projects in a number of diverse sectors including residential, mixed use, hotel & leisure and education.  JJ Rhatigan opened its UK operations in 2013, embarking on their first Premier Inn project, Hyde House in Hendon.
Since, JJ Rhatigan have completed a number of Premier Inn projects, including the recently completed Premier Inn, Eltham and Premier Inn, Brixton. JJ Rhatigan are also involved with the new compact ‘hub’ by Premier Inn hotel projects, with one currently under construction in at St Swithin’s Lane in the heart of the Bank district.
